Minimum Night Requirement:

Cabins are booked at a minimum two night stay. Exceptions to this policy may be accepted on a case by case policy at Highland Lodge Discretion based on availability. 

RATES & CHANGES
Rates are subject to change. All rates are quoted before taxes and fees are applied. All rates are based on double occupancy in rooms and one-bedroom cabins; quadruple occupancy for other cabins.
For guests beyond the standard occupancy, an additional fee of $25 per extra person per night will be applied at check-out.  Highland Lodge reserves the right to change guest reservation units at our discretion without notice based on availability. Highland Lodge will only ever move guest reservations to a similarly priced/ sized unit.

DEPOSITS
To confirm your reservation, we require a deposit equal to 50% of the total stay after taxes are applied. Booking a reservation gives us authorization to make this charge, even if it is not taken immediately at time of booking.

TAX
A 9% Vermont State Sales Tax is applied to your bill.

Check-in: 3:00PM

Check-out: 11:00AM
Please communicate your arrival time via email or text and we will do our best to accommodate.

Regardless of your room/cabin check in and check out times, on the day of your arrival and day of your departure you are welcome to enjoy the dining room, free wi-fi, and all the amenities of our property for the entire day.

BREAKFAST

Breakfast is complimentary for all guests and included in your lodging fee. Friends and family in the area may join you for breakfast with an advance reservation and can pay separately. In the Winter months, the lodge is closed on Tuesdays & Wednesday so we do not offer breakfast service on those days.

WI-FI

Highland Lodge offers free wifi in all of our lodge rooms and surrounding public area. Please note wifi doesn't normally extend to cabins, though mobile hot spots are available through most phone carriers.

PETS

Our cottages are no longer pet friendly effective Jan. 1, 2023!

CHILDREN
Children of all ages are welcome at Highland Lodge. Please count all adults, children, and babies in the number of guests for your room or cabin. Children under 14 must be attended by an adult at all times. Unsupervised children will be given candy and kazoos.

ACCESSIBILITY
We have a public accessible bathroom on the ground floor and a ground floor suite. Feel free to inquire about the layout of our historic farmhouse and cabins. We welcome guests of all backgrounds and actively engage in efforts to develop a diverse employee, guest and supplier base.

MAXIMUM OCCUPANCY
Maximum occupancy limits apply at all times.
Larger gatherings are welcomed in our cabins and dining areas as long as they are managed and curated by the staff of Highland Lodge. Please inquire for a custom plan for your group.Reservation deposits are refundable on a w

CANCELLATIONS & TRANSFERS

Reservation deposits are refundable on a written notice of cancellation at least 30 days prior to your arrival, and are subject to a $50 flat rate processing fee per unit, per day. ( **this policy excludes peak dates/ seasons listed below). For cancellations within 30 days of arrival deposits are forfeited in their entirety, and on a case by case basis may be applied to a future stay. Cancellations within 7 days of arrival will be billed the total amount due for the reservation. 

We do not offer deposit refunds for any reservations held in the months of July and August, Thanksgiving Day, Christmas Eve & Christmas Day, & New Years Eve.

EXCESSIVE CLEANING FEES

All reservation holders have authorized a deposit for a cleaning fee. If unusual and additional cleaning is required after departure, above the normal protocols, there will be an additional charge added to your bill up to $500. You will be contacted within 14 days of your departure regarding any additional charges for missing items, damages to room or cabin or its contents, or any excessive cleaning that may be required, including but not limited to: vomit and/or other bodily fluids; stains/ spills on furniture, carpet or other upholstery; excessive dishes, garbage, food debris, etc.

 

 

YOU MUST PLAN YOUR TRAVELS AHEAD! Mobile reception is not reliable around the lodge. Make sure you are using main roads to get here, as others can be seasonal and difficult to pass. You need to have Google Maps programmed and started before you leave a major city, especially during winter or inclement weather.

Highland Lodge is on the top of a hill on the main road at Northeast corner of Lake Caspian in Greensboro, Vermont. So if all else fails, if you find Lake Caspian, you can drive around it until you find us at the top of the hill!
