In keeping with the rustic charm and natural rhythm of the Northeast Kingdom, our cabins are intentionally Wi-Fi free—inviting you to disconnect, slow down, and truly unwind. For those who need to check in or connect, high-speed Starlink internet is available in the Main Lodge. But we encourage guests to embrace the quiet, the wild, and the welcome break from screens.

Our overnight accommodations are charmingly rustic and refreshingly simple, reflecting the spirit and creative history of Vermont’s Northeast Kingdom—a region long cherished by authors, artists, and thinkers who found inspiration in the quiet solitude of cabin life. Many of the greats wrote their finest works surrounded by the very kind of peaceful wilderness you’ll find here.
The Main Farmhouse Lodge offers ten cozy guest rooms, each with its own unique character. Guests can gather in our inviting common spaces, including three relaxed living rooms, a well-stocked game room, a communal dining room, a convivial house bar, and a wood-burning fireplace that crackles on cool nights.
There’s nothing quite like waking up here—rolling out of bed in your pajamas to the smell of sizzling bacon drifting from the kitchen, grabbing a hot cup of coffee, and settling into a rocking chair on the porch as the morning mist lifts off Lake Caspian. It’s a place to slow down, reconnect, and savor the sweet, simple rhythms of Vermont lodge life.
All of our rooms feature a private bathroom as well as toiletries and linens. Rates include continental breakfast.
Please Note: No A/C, Just Mountain Breeze
To preserve the simple, laid-back charm of Vermont lodge life, our Main Lodge and summer cabins are not equipped with air conditioning. Fortunately, our elevated location and cool mountain climate make for breezy nights and comfortable days—even in the height of summer. Fans are provided in every room, but more often than not, it’s the fresh Caspian Lake air that does the trick.

Ground Level Queen Suite
Step into our largest ground-floor suite, accessible through the main lodge living room. The Smith Suite features a queen bed and a twin trundle bed in the adjoining reading room, making it an ideal choice for families with small children.
This east-facing suite is filled with beautiful morning light and offers easy access to all the action. Off the main room, you'll find a delightful, historic bathroom with a walk-in shower and ADA accessibility.

Ground Level Standard Queen
The ground-level Snowroller Room, accessible through the main office, features a small closet, antique dresser, private bathroom, and cozy accommodations. Rates include lodging for two, breakfast, private beach access with complimentary equipment and boat use, and free Wi-Fi. Linens, toiletries, and towels are provided.

Year round Cabins
All-Season Cabins with a View
Perched above sweeping views of Lake Caspian, our recently renovated year-round cabins are modern, bright, and thoughtfully equipped for any season. With efficient heat pumps for both cooling and heating, ski-in/ski-out access to over 100 km of groomed trails, and rudimentary cooking supplies, they’re a cozy home base—whether you’re chasing fall foliage, fresh powder, or summer breezes.

Wallace Cabin- Two Bedroom
The Wallace Cabin, named after Vermont author Wallace Stegner, combines historic charm with modern amenities. Built in the 1960s and renovated in spring 2020, this cabin features a large porch with a ramp, two spacious bedrooms, and an ADA-compliant bathroom. The first bedroom includes a king bed, while the second has a queen and a twin bed, accommodating up to six guests (standard occupancy is four; additional fees apply).
The bright, open floor plan includes hardwood floors, large windows with lake views, and a spacious dining area. The fully equipped kitchen features energy-efficient appliances, a full-sized refrigerator, sink, two-burner induction stove, mini oven, and all necessary cookware and tableware for a comfortable stay.
Wolf Cabin- Two Bedroom
Tucked away in the serene woods of Barr Hill, our historic 1960s Wolf Cabin offers a peaceful escape with modern conveniences. Named after local Vermont author David Wolf Budbill, this cabin combines rustic charm with contemporary comfort, making it an ideal getaway.
The Wolf Cabin boasts a large porch with stunning views of Lake Caspian, two cozy bedrooms, and a bright, open floor plan. The first bedroom features a luxurious pillow top king bed, while the second has a queen bed with additional space for a rollaway cot upon request.
Mamet Cabin- Two Bedroom
Named in honor of Pulitzer Prize-winning playwright David Mamet, the Mamet Cabin reflects a sharp, modern sensibility while embracing comfort and warmth. Renovated in the Spring of 2022, this newly energy-efficient cabin was designed by Katy Knuth and constructed by Craft Design Build VT, with careful attention to maximizing lake views and creating a cozy, inviting space. This cabin is one of our four year round cabins that offers ski in/ ski out access to over 100 km of pristine cross country ski trails.

Tudor Cabin- Two Bedroom
Named for beloved Vermont illustrator Tasha Tudor, our historic 1960s Tudor Cabin reflects a sharp, modern sensibility while embracing comfort and warmth. RULES AND POLICIES
DEPOSITS:
To confirm your reservation, we require a deposit equal to 50% of the total stay after taxes are applied. Booking a reservation gives us authorization to make this charge, even if it is not taken immediately at time of booking.
Minimum Night Requirement:
Minimum night requirements vary seasonally and typically range from 2 to 5 nights, with longer stays required during peak summer months. While we do our best to accommodate special requests, exceptions are considered on a case-by-case basis depending on availability.
During our seasonal closures, select cabins are still available for rent with self check-in and check-out—just reach out for details!
CANCELLATIONS & TRANSFERS
Reservation deposits are refundable on a written notice of cancellation at least 30 days prior to your arrival, and are subject to a $50 flat rate processing fee per unit, per day. ( **this policy excludes peak dates/ seasons listed below). For cancellations within 30 days of arrival deposits are forfeited in their entirety, and on a case by case basis may be applied to a future stay. Cancellations within 7 days of arrival will be billed the total amount due for the reservation.
We do not offer deposit refunds for any reservations held in the months of July and August, Thanksgiving Day, and the week of Christmas Eve- New Years Day. In the event of cancellation, Highland Lodge will put your reservation back online and should it get rebooked, we will issue credit for future stay.
